Stationary Engineer
Schedule: Monday - Friday, 9:30 AM - 6:00 PM
Primary Functions
The Stationary Engineer (SE) performs skilled work in the operation, maintenance, and repair of mechanical, electrical, plumbing, and HVAC systems for assigned buildings. The SE ensures continuous, efficient, and safe operation of all building systems under the supervision of the Chief Engineer (CE) and in coordination with the Facilities Management Division (FMD).
Core Responsibilities
Monitor and maintain HVAC systems, including fans, coils, heat exchangers, pumps, compressors, valves, thermostats, dampers, instruments, and controls.
Service and maintain air conditioning systems, chillers, pumps, cooling towers, and related equipment.
Operate and maintain air compressors and associated auxiliaries, valves, and controls.
Monitor and manage water treatment for closed and open loops (heating, chilled water, and cooling towers).
Respond to fire alarms and drills promptly.
Execute work requests as directed by the Chief Engineer.
Report any unusual or unsafe equipment conditions to the CE immediately.
Maintain cooperative, professional relationships with building tenants and stakeholders.
Safeguard all assigned keys, tools, tablets, and equipment; report any losses or damage.
Conduct watch tours - inspecting systems and equipment, often involving walking, climbing, and entering confined or noisy areas.
Record findings in the Watch Tour Log and submit to the CE.
Evaluate system functionality; recommend and execute necessary repairs.
Calibrate and repair automated systems by aligning within design parameters.
Operate and adjust automated building systems using software such as Alerton Client-Talk (set points, schedules, and parameters).
Back up and maintain building system databases; debug as required.
Respond to Maximo service requests per FMD guidelines and warranty protocols, and report results to the Customer Service Center (CSC).
Address office comfort and facility issues, including thermostat adjustments and mechanical or electrical repairs.
Complete work orders for lighting, outlets, plumbing, doors, and other minor facility repairs.
Respond to emergency calls and perform immediate corrective actions in compliance with DGS/FMD safety guidelines.
Interpret blueprints and specifications to identify and correct design-related issues.
Monitor and document all building system operations per industry standards using Microsoft Office and/or Maximo.
Evaluate systems for energy efficiency and compliance with CAL-EPA and California Energy Commission standards.
Ensure continuous, efficient operation of all systems and equipment.
Communicate effectively with the CSC, FMD Contract Administrator, or Designated Representatives via two-way radio or electronic communication.
Attend and participate in ongoing FMD Safety Training and regional engineer meetings.
Technical Knowledge
Boilers and auxiliary boiler room equipment
HVAC, lighting, power, and refrigeration systems
Electric and pneumatic controls
Water analysis and chemical treatment procedures
Tools, methods, and materials for mechanical/electrical maintenance
Fire and Life Safety (FLS) system operation and alarm response
NFPA 70 (electrical safety) training and compliance
Building emergency response procedures
Abilities
Follow oral and written instructions accurately
Demonstrate strong mechanical aptitude and troubleshooting ability
Keep detailed and accurate maintenance records
Install, operate, and repair building systems and components
Read and interpret technical plans, drawings, and specifications
Analyze and resolve issues quickly and effectively
Work Environment
Assignments include single-story and high-rise buildings (7+ floors)
Use of passenger or freight elevators to move tools and materials
Exposure to temperature extremes, dust, fumes, odors, and noise
Work in public-accessed areas, confined spaces, and mechanical rooms
May require overtime or emergency response availability
Potential exposure to hazardous materials requiring adherence to safety protocols
Physical Requirements
Frequent standing, walking, bending, stooping, kneeling, and squatting
Regular use of hands for gripping and operating tools or equipment
Climbing stairs or ladders; reaching overhead or into confined spaces
Ability to lift, push, or pull objects up to 50 pounds
Conduct visual and auditory inspections of operating machinery
Safety Requirements
Utilize proper PPE (ear protection, dust masks, goggles, gloves, rain gear, back support, etc.)
Follow all DGS/FMD health, safety, and emergency guidelines
Professional Standards
Exhibit excellent customer service and technical proficiency at all times
Participate in maintenance planning, shutdown coordination, and evaluation meetings
Remain available for emergency response including fire, earthquake, or other disaster situations
