Duties, Responsibilities & Other

KCI is seeking an experienced Senior Project Manager - Site Acquisition to provide strategic leadership for telecommunications site acquisition programs. This role is responsible for overseeing highly complex projects and/or multi-project programs, guiding project teams, and serving as a primary client-facing leader. The Senior Project Manager will bring deep expertise in carrier and tower developer site acquisition, zoning, permitting, and real estate processes while ensuring projects are delivered on time, within budget, and aligned with client expectations.

This position represents the highest level within KCI's Project Management career path and requires strong leadership, financial acumen, and the ability to manage competing priorities across multiple stakeholders and jurisdictions.

Key Responsibilities:

Project Management Leadership & Execution

    Provide overall leadership and strategic oversight for site acquisition projects and programs from RF design through NTP acceptance and project close-out.

  • Manage all aspects of assigned projects, including coordination with internal technical teams, subcontractors, vendors, and external stakeholders.

  • Develop and communicate comprehensive Project Management Plans, defining project objectives, scope, schedule, budget, quality standards, and risk mitigation strategies.

  • Effectively manage project scope to ensure alignment with client expectations and contractual requirements.

  • Maintain and proactively manage project schedules, identifying and resolving potential delays or conflicts to minimize impact on delivery timelines.

  • Identify, assess, and mitigate project risks across multiple jurisdictions and stakeholders.

  • Utilize project management tools to track progress, performance metrics, and reporting.

Site Acquisition & Technical Oversight
  • Lead site identification, qualification, and lease negotiation activities for carrier and tower developer projects.

  • Oversee preparation and review of candidate information reports, zoning and permitting applications, and colocation packages.

  • Present projects at zoning hearings, HOA/community meetings, and jurisdictional boards.

  • Review and interpret title reports, leases, easements, and legal documents to assess site viability.

  • Ensure compliance with regulatory, jurisdictional, and landlord requirements.

  • Support construction and installation teams with site access coordination and design modifications.

  • Conduct and oversee due diligence activities, including property research, zoning maps, parcel maps, and site visits.

  • Maintain working knowledge of state and municipal zoning, permitting, and land-use requirements.

Financial Management & Reporting
  • Own full project financial responsibility, including proposal development, scope and fee negotiations, project setup, invoicing, and accounts receivable (WIP/AR).

  • Monitor project budgets and expenditures, implementing cost-control measures to ensure projects remain within budget.

  • Prepare monthly progress, performance, and financial reports and participate in Project Review Meetings.

  • Deliver projects on time, within budget, and fully meeting contract scope requirements.

  • Identify opportunities to improve efficiency while reducing project costs.

Client Relationship Management
  • Serve as the primary point of contact for clients, leading deployment calls and maintaining clear, proactive communication throughout the project lifecycle.

  • Cultivate and maintain strong client and stakeholder relationships.

  • Address client concerns professionally and ensure a high level of client satisfaction.

Training, Mentorship & Process Improvement
  • Mentor and train Project Managers and junior Site Acquisition staff, supporting their professional development.

  • Provide leadership in refining internal site acquisition processes, templates, and best practices.

  • Ensure compliance with KCI policies, procedures, and Quality Management System (QMS) requirements.

  • Support development and implementation of project-specific safety plans in compliance with applicable regulations.

Business Development
  • Participate in project opportunity evaluations, consultant selections, and proposal development.

  • Support business development efforts by contributing to qualifications, presentations, and client outreach.

  • Assist with project closeout documentation, including project summaries and materials for marketing and resumes.

  • Participate in at least one relevant industry and/or community organization

Position Requirements

  • Extensive experience with Carrier and Tower Owner site acquisition processes and terminology.

  • Strong understanding of real estate transactions, lease negotiations, and zoning principles.

  • Demonstrated experience presenting at zoning hearings for telecommunications projects.

  • Proven ability to manage multiple complex projects and teams simultaneously.

  • Excellent communication, negotiation, leadership, and organizational skills.

  • Ability to read and interpret legal, technical, and contractual documents.

  • Proficiency in Microsoft Office Suite; experience with ArcGIS is a plus.

  • Willingness to travel for landlord meetings, zoning hearings, and site visits.

  • Ability to work in a fast-paced environment while meeting deadlines and managing competing priorities.



Qualifications

  • Education and/or Skills Required:
    * Bachelor's Degree in related field (AEC Industry) and minimum of 6 years of related professional experience, or 10 years of equivalent
    professional experience.
    * Experience should include a track record of expanding project management duties.
    * Proven experience in project management roles, with a focus on managing larger-scale projects or programs.
    * Strong organizational and time-management skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
    * Excellent communication and interpersonal skills, with the ability to effectively interact with clients, team members, and stakeholders.
    * Proficiency in project management software and tools, with the ability to develop and maintain comprehensive project plans and
    documentation.
    * Knowledge of industry standards and best practices related to project management, quality assurance, and safety protocols.
    * Effective problem-solving skills, with the ability to identify issues and implement solutions in a fast-paced environment.
    * Strong negotiation skills to manage contracts, scope changes, and stakeholder agreements effectively.
    * Strong understanding of accounting principles to effectively manage project budgets, financial reporting, and resource allocation.

Education and/or Work Experience Preferred:
* Master's Degree in related field (AEC Industry)

Certificates, Licenses, and/or Registrations Required:
* Ability to complete the KCI PM Training and Contract Risk Training along with passing the PM Board within 6 months of start date.
