What this job involves: The Facilities Manager is a strategic leadership role responsible for overseeing multi-site facilities operations that directly support JLL's commitment to delivering exceptional client experiences and operational excellence. This position combines tactical facilities management with strategic project oversight, team leadership, and client relationship management across multiple locations. You'll serve as the subject matter expert for all facilities and building operations in your region, taking pride in creating beautiful, functional spaces where even the smallest details contribute to outstanding environments. This role offers the opportunity to drive innovation, lead professional teams, manage significant budgets, and build lasting client relationships while ensuring peak operational performance across diverse commercial real estate portfolios. What your day-to-day will look like: * Lead and develop a professional team of facilities coordinators, providing oversight, direction, goal-setting, performance evaluation, and individualized development opportunities * Manage comprehensive vendor relationships and service level agreements, ensuring on-time, on-budget delivery while maintaining compliance with client procurement guidelines and JLL best practices * Oversee project management activities including tenant improvements, furniture modifications, office openings, and decommissioning projects with contractor coordination and timeline management * Conduct monthly facility inspections across multiple sites using tablet technology and JLL applications, requiring interstate and local travel with autonomous work capabilities * Implement and manage CMMS work order systems, responding to facility-related requests, monitoring progress, and closing work orders while developing ongoing programs to address office space needs * Partner proactively with clients and stakeholders to exceed expectations, build effective relationships across organizational levels, and serve as the key facilities contact for the entire portfolio * Develop annual budgets including maintenance plans, facility improvement projects, and cost reduction initiatives while processing vendor payments and ensuring financial compliance Required Qualifications: * 4+ years of experience in facilities operations across multiple commercial real estate locations * Excellent presentation, verbal, and written communication skills with ability to explain complex operational information to senior audiences * Strong analytical, organizational, and administrative skills with proven ability to work autonomously and efficiently without supervision * Current driver's license and ability to travel for facility inspections and client site visits * Experience with construction specifications, blueprints, and Building Management Systems maintenance and monitoring * Demonstrated ability to thrive in fast-paced, dynamic environments while managing incidents and service failures effectively * Customer-centric mindset with resilience and high focus on achieving operational goals Preferred Qualifications: * Facility Management Professional (FMP), International Facilities Management Association (IFMA), or Building Owners and Managers Association (BOMA) industry certifications * Experience with Computer Maintenance Management Software (CMMS) and Work Order Management programs * Background in sustainable facilities practices and carbon footprint reduction initiatives * Knowledge of vendor procurement processes and contract management in commercial real estate * Experience developing and implementing innovation programs that increase productivity and deliver cost savings * Understanding of health and safety regulations and mechanical/electrical systems maintenance * Project management certification or demonstrated experience in complex facility improvement projects Location: Richmond, VA - onsite Work Shift: Standard business hours with flexible scheduling and on-call availability for weekend/evening/morning facilities projects and emergencies.
