Description
Position Summary: The Senior Closing Officer processes and closes real estate loans. This includes all processing steps from origination through closing, the accurate generation of initial and closing documents, and disbursement. This includes marketing, event scheduling, training and creating department procedures. Essential Functions:
- Review contracts, addendums, and all incoming documentation.
- Order loan payoffs for existing liens in appropriate time frame being aware of closing date and current payment date.
- Verify status of Homeowners Association dues.
- Satisfy title requirements including judgments (alimony, child support, etc.), court proceedings (inheritance tax, dismissal of pending case), bankruptcies, payoffs, taxes, special assessments, corporate or trust documents, POA's, and the transfer of water service. At time of scheduling closing, order verbal update for the date of closing.
- Balance buyer's and seller's closing figures with lender or respective party to determine seller's proceeds and buyer's funds needed to close the transaction. (Contact lender when Union Title Company is ready to balance). Prepare settlement statements for buyer and seller.
- Meet with Sellers to review settlement statements and to execute their closing documents. Confirm identity of sellers with appropriate identification.
- Package file for closing including packets for buyer, seller, lender, and real estate agents.
- Attend closing with buyer to explain purpose and effect of each of the documents contained in their packet. Obtain buyer's signatures on all closing documents.
- Confirm all closing, title, and lender requirements have been met.
- Upon receipt of incoming funds (good funds) from lender and buyers, disburse check to seller, agents, and parties involved. Disburse copies of documents to respective parties.
- Assist management with training of new/existing employees, create department procedures/policies, setting up out of office events, coordinating with agents/lenders for marketing opportunities.
- Extended level of experience to allow for more complex file assignments, problem solving and decision-making skills needed in the absence of management.
- Provide additional assistance to the President.
- Understand and adhere to all Union Title policies, laws, and regulations applicable to their role. Complete compliance training: follow internal processes and controls as required.
- Report all compliance issues, violations of law or regulations in accordance with the steps defined in Union Title policies.
- Regular and reliable attendance is an essential function of this position.
- Perform other job-related duties or special projects as assigned.
Qualifications:
- Title insurance experience preferred.
- 1-3 years of experience as escrow closer with a title company.
- Highly proficient in Microsoft Word, Excel, and in working with other financial software
