A Brief Overview Reporting to Senior Vice President of Hunt Communities, the Assistant Project Manager - Development, will work with the Hunt Communities development team to further daily progress and goals of land development and master planned community development arm of Hunt Companies in Central Texas. The Assistant PM will support project controls and land holding and support all aspects of land development. Primary responsibilities include maintenance of project status reports, participation in regular meetings and coordination efforts with a team of consultants, Hunt colleagues, municipal and county development staff, to ensure timely execution of development plans. Assists the VP - Development (Operations) in managing a small team of planning, engineering, property management, construction and legal consultants in the development, management and sale of residential and commercial subdivisions. Primary responsibilities include maintenance of project status reports, participation in regular meetings and coordination efforts with a team of consultants, Hunt colleagues, municipal and county development staff, to ensure timely execution of development plans. Assists the VP - Development (Operations) in managing a small team of planning, engineering, property management, construction and legal consultants in the development, management and sale of residential and commercial subdivisions.
What you will do
- Supports the Vice President - Development Operations and Project Managers in day-to-day coordination of residential Master-Planned Community development process including coordination of planning, engineering, property management, construction, sales and legal consultants.
- Participates in preparation of concept plans, schedules and preliminary construction estimates.
- Supports the Vice President - Special Projects and District Financing with municipal utility districts' consultants and boards on matters relating to MUD meetings, bond application reports, and day to day MUD activities. Works with VP to manage municipal utility district reimbursements, attend meetings, and act as liaison between developer and MUD.
- Develops and maintains a Project Status Report with the tasks and objectives for each project (including target completion/delivery dates).
- Using Project Status Reports, identifies critical paths to accomplish goals and avoid delays.
- Develops and maintains a system of regular contact with agencies and individuals (engineers, consultants, municipal staff) involved in each project to ensure steady and regular progress.
- Supports the Vice President - Finance as requested with reports and plans.
- Reviews and makes recommendations regarding home plans submitted by homebuilders regarding compliance with Builder Guidelines.
- Familiar with municipal and county development regulations (e.g. zoning and subdivision regulations).
- Assists Project Manager in coordinating with municipal and county staff and elected officials on subdivision development projects including platting, design, and permitting.
- Participates in project meetings and support directors and company officers on advancing subdivision development and lot construction.
- Prepares summaries of housing data research reports by collecting housing market data, tracking lot sales and finished home prices from published reports and market consultants.
- Prepares economic reports updating employment and income trends, job creation and special research on individual housing markets from published sources and economic consultants.
- Assists the Vice - President Commercial sales as requested.
- Works with the Vice President - Development Operations with: due diligence for potential acquisitions, managing existing landholdings to prepare for future development, planning & scheduling of design projects, tracking status of plan preparation, and approval process, and ensuring proper project entitlements.
- Becomes familiar with Federal land development regulatory issues such as Phase 1 Environmental Assessments, FEMA flood zones and the CLOMR/LOMR process.
- Supports the Vice President - Finance on bank relations & loan compliance, as requested.
Qualifications
- Bachelor's Degree An undergraduate degree from an accredited college in engineering, finance, business, construction management, real estate or 2+ years of relevant and equivalent work experience. Required or
- 1-3 years In land development, homebuilding, construction management or related industry. Required and
- 1-3 years Understanding of construction plans. Required
- 1-3 years Understanding of planning, permitting and entitlement processes. Required
- Strong computer skills, proficient in the use of MS office products such as Word, Excel, and PowerPoint; as well as proficiency working with email systems and internet browsers.
- Strong time management and organizational skills.
- Excellent communication and presentation skills and present confidently to management and third parties.
- Strong interpersonal skills and ability to develop and maintain relationships both internally and externally.
- Capable of developing and maintaining project schedules and timelines.
- Ability to exercise initiative, problem solving and decision-making skills.
- Ability to establish priorities and coordinate work activities.
- Requires a self-motivated, team player who pays close attention to detail and who can prioritize in a fast-moving environment.
- Must be a self-starter with ability to work independently and within a team environment.
- Must have the ability to demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
