JOB TITLE: Building Operations Maintenance Technician Lead

JOB SUMMARY

Working under general supervision, this position performs tasks to plan, schedule, and coordinate maintenance activities related to the upkeep and operation of the facility (building systems including HVAC, electrical, and plumbing). Ensures all necessary resources are available for work to be completed. Job duties also include troubleshooting, repair, and improve building equipment, and mentor less experienced technicians. Prioritize and plan activities to ensure compliance with FDA regulations and internal procedures.

ESSENTIAL DUTIES



  • Performs tasks in accordance with company policies, procedures, and guidelines including safety.
  • Establishes and maintains inventory of critical spare parts and routine maintenance materials; oversees the vendor managed inventory program.
  • Leads outside contractor participation when significant materials and resources must be coordinated for maintenance activities.
  • Administers the Computerized Maintenance Management System (CMMS) ensuring all equipment and maintainable assets are current and up to date; Reviews preventive maintenance work orders in the CMMS.
  • Completes maintenance activities such as: advanced troubleshooting of mechanical, pneumatic, hydraulic, controls and electrical systems to ensure that equipment and processes run smoothly.
  • Contributes toprocess optimization through equipment design improvements, improvements to operating and maintenance procedures/activities.
  • Ensures the calibrations tools are current.
  • Continues to develop technical skills and knowledge (e.g. additional schooling, self-study, online training, and from more knowledgeable team members)
  • Mentors less experienced technicians to help build their skills.
  • Maintains a high level of knowledge of the processes and equipment to provide support for all processes and equipment in all areas.
  • Responds and executes work with a sense of urgency and utilizes support systems to minimize downtime.
  • Completes tasks in a timely fashion and correct the first time.
  • Ability to be cool when working under pressure.
  • Collaborates with engineers on complex problem solving.
  • Proactively conducts investigations; recommends changes and upgrades to equipment.
  • Manages equipment performance improvement projects.
  • Contributes to process validation activities.
  • Assists in new technology or equipment specification, installation, and modifications.



OTHER DUTIES AND RESPONSIBILITIES



  • Coordinating and managing vendor preventive maintenance for Facilities, including vendor contracts.
  • Coordinating and scheduling equipment inspections, certificates, licenses, etc.
  • May be required to work on other shifts and to be "on call" as needed.
  • May lead special projects.
  • Provide technical assistance and support to non-production departments regarding projects, installations, and repairs.
  • Requires adherence to policies and procedures for hazardous materials, LOTO, equipment guarding.



MINIMUM QUALIFICATION REQUIREMENTS

Education

Required High school diploma or GED.

Previous coursework/equivalent experience required in PLC's

Technical degree programs/certifications desired.

Experience

Five-year technical degree or, equivalent of education and experience sufficient to successfully perform the essential functions of the job may be considered.

Skills



  • Highly proficient with tools, instrumentation, and test equipment.
  • Ability to read and understand complex mechanical, electrical drawings, flowcharts, and/or other drawings of a technical nature.
  • Can apply fundamental skills to troubleshoot areas that they are not necessarily subject matter experts on.
  • Demonstrated understanding and compliance with all safety requirements.
  • Critical thinking ability which requires using logic and reasoning in order to identify the strength and weaknesses of alternative solutions or approaches to problems in both technical and non-technical areas.
  • Demonstrated ability to communicate effectively both verbally and in writing.
  • Interpersonal skills to lead and communicate with peers.
  • Establishes and maintains a professional working relationship with all associates as necessary to perform the above tasks including, but not limited to, other Technicians, Engineering, Production, Facilities, Vendors, Management and Consultants.
  • Ability to manage time effectively and in accordance with priorities.
  • Adaptable and flexible.

Certificates, Licenses, Registrations

Pursue internal qualification on Electrical Safety, HVAC, Plumbing and other applicable technical skills per defined timeline.

Requires a valid driver's license.

PHYSICAL REQUIREMENTS

General Labor Environment requirements include: use of personal protective equipment, reading, speaking, hearing, walking, bending, standing, stretching/reaching, hand/finger dexterity, and occasional lifting up to 50 pounds, or transporting up to 500 pounds via carts or mechanized equipment.

Target Pay Range:$28.00to$35.00- Hourly pay rateto be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data

Target Bonus on Base:7.0%
