Job Profile Summary This role focuses on activities related to the support services functions, such as dietary and food services, environmental services, general facilities, repair and maintenance, parking, sterilization and transportation to ensure all required support activities are completed in a timely manner and meet the organization's quality standards and expectations. In addition, this role focuses on performing the following General Facilities, Repair & Maintenance duties: Operates, monitors and maintains, troubleshoots, repairs and replaces facilities mechanical components and systems such as electrical equipment, HVAC (heating, ventilation and air conditioning) and plumbing. A technical role that accomplishes work through a specialized knowledge or skills gained through a combination of vocational education, training, apprenticeship (craft, skilled and semi-skilled), and experience. An experienced level role that requires basic knowledge of job procedures and tools obtained through work experience and requires vocational or technical education. Works under moderate supervision, problems are typically of a routine nature, but may at times require interpretation or deviation from standard procedures and communicates information that requires some explanation or interpretation. Job Overview This position carries out physical plant operations, preventative maintenance, and on call services to ensure that patient comfort and safety are maintained. Job Description Minimum Qualifications: 1. High school diploma or equivalent. 2. Second class fireman license OR Two (2) years' experience in plant operations. Preferred Qualifications: 1. Second class fireman license. Duties and Responsibilities: The duties and responsibilities listed below are intended to describe the general nature of work and are not intended to be an all-inclusive list. Other duties and responsibilities may be assigned. 1.Read, record, and inspect heating, plumbing, refrigeration, HVAC systems including high pressure steam boilers, chillers, compressors, pumps, motors, electric and pneumatic controls, water storage tanks, dumps, drains, etc. on a regular basis. 2. Perform preventative maintenance on systems and equipment including but not limited to high-pressure steam boilers, air conditioning systems, tonnage package units, ice machines, compressors, pumps, motors, fans, air units, emergency lights, and generators as assigned. 3. Respond to emergency calls relating to loss of power, steam, water, heat, ice, and snow, etc. Operate appropriate emergency equipment including but not limited to emergency generators, electric power transfer switches, high pressure steam boilers, water systems, etc. 4. Diagnose and rectify problems within physical plant such as loss of heat, loss of hot water, power outage, loud noises, hot bearing, units overheating, broken belts, jammed controls, etc. 5. Notify appropriate authorized personnel of impending problems, or major equipment or system failures which need specialized repair. 6. Start, stop, and operate all equipment according to established procedures and criteria. 7. Perform preventive maintenance tasks and repairs as assigned. 9. Enter operating data in appropriate logs and logbooks. Prepare deficiency lists and reports as needed. 10. Maintain collaborative, team relationships with peers and colleagues to effectively contribute to the working groups achievement of goals, and to help foster a positive work environment. 11. Complete all training requirements and courses established and/or provided by the department. Physical Requirements: 1. Frequent standing and walking with the ability to stand and/or walk for eight (8) hours. 2. Regularly climbs flights of stairs and ladders. 3. Occasionally does heavy lifting. 4. Must be able to wear appropriate personal protective equipment such as masks, gloves or eye protection as required. 5. Some exposure to the elements during regular rounds. 6. Visual acuity to read gauges and inspect machines. 7. Physically able to perform the duties and responsibilities outlined above. Skills & Abilities: 1. Proficient in communicating, reading, and writing in English. 2. Basic Computer Skills. 3. Ability to multi-task and meet established deadlines. 4. Ability to resolve routine to complex problems daily, communicate well, and understand directions. 5.Ability to make independent decisions, good judgment and/or assessment. 6. Ability to handle stress due to constant pressure and attention to detail.
